Listing Policy

What a good listing looks like.

Last updated: 1 November 2026

Buyers and tenants make big decisions from what a listing says. This policy sets out what owners and agents must get right when they list property on MeroBhumi, and what we may do when a listing falls short. A listing being live is not an endorsement, so always check before you pay.

1.Who may list

Owners and agents may list property on MeroBhumi, with an account and at least 18 years of age. You may list a property only if:

  • you own it, or you have the owner's permission to market it;
  • you are free to sell or rent it on the terms you advertise.

Agents list on behalf of owners and remain independent. They do not act for MeroBhumi.

2.Accurate information

Everything in a listing must be true and current. In particular:

  • Price. State the real asking price, in Nepali rupees, and say if it is negotiable. No bait-and-switch pricing.
  • Ownership. Say truthfully who the seller is and whether you are the owner or an agent.
  • Details. Area (with its unit, such as ropani, aana, dhur, bigha or kattha), property type, road access, location and purpose (sale or rent) must match the property.
  • Photos. Use photos of that property, taken recently enough to show how it looks now. Do not use another property's photos, or edits that hide defects or change the surroundings.
  • Documents. Any document you upload, such as the Lalpurja or map, must be genuine and relate to that property.
  • Availability. Mark the listing sold or rented, or remove it, once it is no longer available.

3.What is not allowed

  • False, misleading or fraudulent listings, prices, photos or documents.
  • Property you are not authorised to market, or that is no longer available.
  • Asking for token money (bayana) or any payment for a property you cannot actually sell or rent.
  • Listings used to collect other people's contact details, or to send spam or unrelated advertising.
  • Abusive, defamatory or unlawful content, or content that breaks any law of Nepal.
  • Copying listings, photos or text from other people without permission.

4.Duplicate listings

Post each property once. Reposting the same property, or listing it under several accounts or with several prices, to appear higher in search results is not allowed. If a property is listed by both an owner and an agent, only the one with the owner's permission should remain.

If you need to change a price or detail, edit the existing listing. We may remove duplicates and ask you to keep one.

5.Advertising accuracy

A listing is an advertisement, and it must not mislead. Do not claim things you cannot show or promise: for example guaranteed returns or price rises, a legal status you have not confirmed, or “verified” or “approved” unless it is true. Describe what you are selling, not what a buyer might hope it is.

Paying to boost a listing buys visibility only. It does not mean MeroBhumi has checked or endorsed the property. See the Terms and Refund Policy.

6.How listings are reviewed, edited and removed

Listings may be reviewed before they go live, and we may ask for more information. We may edit a listing for formatting. We may reject, unpublish or remove any listing that breaks this policy or our Terms, or that we reasonably believe is misleading, duplicated, unavailable or unlawful. Listings run for the period chosen when posting and may expire after it.

Not every listing is reviewed in advance, and a listing being live is not an endorsement of it.

7.What a verified mark means

A verified mark appears only on a listing whose ownership documents MeroBhumi's team has reviewed. A listing without the mark has not had its documents reviewed by us, which does not by itself mean anything is wrong with it.

The mark is a helpful check, not a guarantee. Records can change after our review, documents can be forged, and our review is not a legal title search. Before paying any money, always confirm ownership, boundaries, access and any loans or holds yourself at the Land Revenue Office (Malpot), the Survey Office and the ward office, and consider taking advice from a lawyer. Our buying guides explain how.

8.Reporting a listing

If you think a listing is false, misleading, duplicated or unlawful, email [email protected] with the link or code of the listing and what is wrong. See Complaints for what to include.

9.Owner takedown requests

If your property is listed without your permission, or you no longer want it advertised, email [email protected] with the link or code of the listing, your name and contact details, and a copy of a document that shows you own the property. We may remove or hide the listing while we look into it.

If you posted the listing yourself, you can mark it sold or rented, or remove it, from your dashboard.
