The ground rules, in plain words.
Last updated: 14 October 2026
These terms set out how MeroBhumi works and what we and you can expect from each other. The most important point: MeroBhumi connects people, but the property deal is between the buyer and the seller — so always verify before you pay.
1.About these terms
These terms are an agreement between you and MeroBhumi Private Limited (“MeroBhumi”, “we”, “us”) for the use of merobhumi.com and its services. By creating an account, posting a listing or demand, making a payment, or otherwise using MeroBhumi, you agree to these terms and to our Privacy Policy. If you do not agree, please do not use MeroBhumi.
You must be at least 18 years old and legally able to enter into a contract to use MeroBhumi.
2.What MeroBhumi is
MeroBhumi is an online marketplace. We help people find property, publish property, and post what they are looking for (demands). Owners and agents publish listings; buyers and tenants contact them.
MeroBhumi is not a party to any property transaction. We do not own, sell or rent the properties listed, unless a listing clearly says otherwise. Any agreement, payment of token money (bayana), registration or handover is between the buyer or tenant and the owner or agent. You are responsible for your own decisions and for checking a property before you pay for it.
3.Your account
- Give accurate information and keep it up to date.
- Keep your password and verification codes private. You are responsible for activity on your account.
- One person, one account. Do not create accounts for someone else without their permission.
- Tell us straight away if you think your account has been misused.
4.Posting listings
Anyone may apply to post property, as an owner or as an agent. When you post a listing, you confirm that:
- you own the property, or you have the owner's permission to market it;
- the details, price, photos and location are true and current, and the photos are of that property;
- any document you upload (such as the Lalpurja or map) is genuine and relates to that property;
- you will mark the listing sold or rented, or remove it, once it is no longer available.
Listings may be reviewed before they go live, and we may ask for more information. We can edit for formatting, reject, unpublish or remove any listing that breaks these terms or that we reasonably believe is misleading, duplicated, unavailable or unlawful. Listings run for the period chosen when posting and may expire after it.
You give MeroBhumi a non-exclusive, royalty-free licence to display, reproduce and promote the content you post (including photos) on MeroBhumi and in our marketing of that listing, for as long as it is on the platform.
5.Verification and the “verified” badge
Where a listing carries a verified mark, it means MeroBhumi has reviewed the ownership documents supplied for that property. It is a helpful check, not a guarantee. Records can change after our review, documents can be forged, and our review is not a legal title search.
Before paying any money, always confirm ownership, boundaries, access and any loans or holds yourself — at the Land Revenue Office (Malpot), the Survey Office and the ward office — and consider taking advice from a lawyer. Our buying guides explain how.
6.Demands and responses
You can post a demand describing the property you want, with or without an account. Owners and agents with a match can respond. Your contact details are not shown publicly; they are shared with the people you choose to deal with and with MeroBhumi.
Demands must be genuine. If you post without an account and later sign in with the same verified email or phone, your demands are attached to your account. We may hide, edit or remove demands that are spam, duplicated, already fulfilled or against these terms.
7.Acceptable use
When using MeroBhumi, you must not:
- post false, misleading or fraudulent listings, prices or documents, or bait-and-switch offers;
- list property you are not authorised to market;
- ask for token money or any payment for a property you cannot actually sell or rent;
- harass, threaten or spam other users, or use their contact details for anything other than the property in question;
- post reviews or comments that are fake, abusive, defamatory or about a deal that never happened;
- copy, scrape or resell listings or user data, or interfere with the security or operation of the site;
- break any law of Nepal, including laws on land, consumer protection and electronic transactions.
Please report suspicious listings or users to us. We may suspend or close accounts that break these rules, without refund of any fees already paid for the content removed.
8.Boosts and payments
Some services are paid, such as boosting a listing (Premium or Exclusive placement) and paid registrations through MeroBhumi forms. Prices are shown before you pay and are charged in Nepali rupees. Payments are processed by Fonepay, and you receive a receipt by email once payment is confirmed.
A boost pays for visibility, not results. Payment for a boosted listing is solely for enhanced visibility and promotional exposure on MeroBhumi. MeroBhumi does not guarantee the sale, purchase, booking, lease or any other transaction as a result of boosting; that depends on the property, the market and the parties involved. When the boost period ends, the listing continues as a standard listing, subject to our listing policies.
Refunds. Because a boost starts working as soon as it is applied, boost fees are not refundable once the boost is live. If you were charged but the boost or registration was not applied, or you were charged twice, contact us with your payment reference and we will put it right — refunds are made back through the bank and can take several working days. Refunds, transfers or rescheduling for paid registrations follow the terms shown for that programme.
9.Other users, agents and outside services
Listings, reviews, comments and messages come from users, not from MeroBhumi, and we do not endorse them. Agents on MeroBhumi are independent and do not act for MeroBhumi. Links to other websites and services (such as maps or payment pages) are provided for convenience and are governed by their own terms.
10.The AI assistant
The MeroBhumi AI assistant gives general information to help you find your way around the site and the property market. Its answers can be wrong or out of date and are not legal, financial or valuation advice. Check anything important with the owner or agent, the relevant government office, or a qualified professional.
11.Our content and brand
The MeroBhumi name, logo, site design and our own content (including our guides) belong to MeroBhumi. You may share links to MeroBhumi pages, but you may not copy our content or brand for another service without our written permission.
12.Disclaimers and limits of liability
MeroBhumi is provided “as is”. We work to keep it accurate, secure and available, but we cannot promise that it will always be error-free or uninterrupted, or that every listing is accurate.
To the extent the law allows, MeroBhumi is not liable for any loss arising from a transaction between users, from relying on content posted by users, or from a property's title, condition, boundaries, access or value. Where we are liable, our total liability to you is limited to the amount you paid MeroBhumi in the twelve months before the claim. Nothing in these terms limits rights you have under the consumer protection laws of Nepal that cannot be excluded.
13.Suspension and closing your account
You can stop using MeroBhumi at any time and ask us to close your account. We may suspend or close an account, or remove content, if these terms are broken, if required by law, or to protect other users. Sections that by their nature should continue — such as payments already made, the licence for content already shown, disclaimers and governing law — continue after an account is closed.
14.Governing law and disputes
These terms are governed by the laws of Nepal. If a dispute arises, please contact us first — most problems can be solved quickly. If it cannot be resolved, the courts of Rupandehi district, Nepal, will have jurisdiction.
15.Changes to these terms
We may update these terms as MeroBhumi changes. We will change the “last updated” date above, and tell signed-in users about significant changes. Continuing to use MeroBhumi after a change means you accept the updated terms.
